Land Once Slated for High Rise Sold for $3.5 Million

Neighbors of the Town Center land fought off a 2005 plan to build luxury condos on the land.


A 1.46-acre parcel of land in Town Center, where developers once planned  to build a high-rise luxury condominium building until community members protested, was sold for $3.5 million on March 15, according to the Baltimore Business Journal.

In 2005, Renaissance Centro Columbia LLC announced a plan to turn the land located at Little Patuxent Parkway and Wincopin Circle into a 160-unit condominium building, according to the The Baltimore Sun. Residents considered the building too tall for the area, according to the article. 

The plan became entangled in an appeal to the Howard County Board of Appeals as well as a lawsuit in Circuit Court. In 2011, the Court of Appeals of Maryland ruled the developer had to start over to pursue the condo project and would likely face tougher zoning restrictions, according to the Sun.

Rather than start over, the company chose to sell the property. The property was purchased by Columbia-based LLP Investors LLC.

In a statement released by MAC Realty Advisors, which represented the seller, the company wrote, “It is considered one of the best development sites in this desirable Columbia location.”

Deputy County Solicitor Paul Johnson wrote in an email to the Sun that the county believes any development of the land would be subject to the downtown revitalization plan for the city.

The 30-year plan centers on developers making downtown more environmentally friendly, improving public transportation and creating walkable and bikeable pathways.

Can you zoom out and mark where Lloyd Knowles house is? Ahhh, memories. Wasn't the real estate boom a real hoot?

Would be great to have more high end condo units or townhomes in the area. Office building is fine too. These would pay their own way ( in terms of taxes) and not rely on other taxpayers to provide a subsidy.
